This forgotten 5000 SF basement space had long fallen into disrepair when H2 was commissioned to renovate it for commercial use.  The client expected to do only mechanical and electrical upgrades with minor cosmetic work; however, H2 convinced them that a more significant renovation would be necessary to increase the pool of desirable tenants and long-term commercial viability. 
 
Despite being in a landmarked area, H2 obtained approval to change the façade and enlarge the below grade entrance to create a more inviting approach to this difficult space.  H2 partially reframed the structure to open up the interior and unearthed and highlighted the existing barrel vaulted ceiling.  The client, a seasoned large property owner in New York City, saw the value in H2’s suggestions and in the end, was able to get $30/SF more than they expected in rent.  The design’s inherent flexibility is evident by the current occupying tenants: a high-end dog groomer and a kosher Italian restaurant.
